This property is part of the, “Twelfth Street Condominium Association,” which administrates common area maintenance, lawn care, snow removal and other various projects.
As an owner, you’ll secure a position on the Board of Directors, as well as direct input and a vote in its activities and projects.
There are dues and fees collected regularly to cover the costs of the association, and those amounts are currently being reviewed and adjusted through the Board processes.
Since 1995, the dues have been set at $120 every six months for each of the 3 living units. These fees are a bit lower than the operational expenses of the common areas of the property, hence the fresh evaluation.
As a reference point, the total common area expenses for the entirety of 2023 were $1,300, which was comprised of $825 for snow removal, $330 for mowing, and $145 for additional lawn & tree care.
